OBTAINING FINANCIAL PRE-APPROVAL: The most important first step in buying a home is knowing that you can obtain a real estate loan and for what amount. Getting a pre-approval letter from a lender is paramount before starting to look at properties because it will be a prerequisite to making an offer on a home. The Results team will provide you with several experienced and highly recommended lenders to consult.
PREVIEWING POTENTIAL PROPERTIES ON-LINE: Once your budget and loan qualification have been established, your Results Real Estate agent will analyze your needs and wants to develop a list of homes in the area for your consideration. We will then send to you via email those properties that best match your criteria.
SHOWING THE PROPERTIES: From your emailed listings, you can select the properties that most interest you. Your Results Real Estate agent will then schedule appointments at your convenience, to visit and tour those properties firsthand. This allows you to easily evaluate and compare the pros and cons of each property.
MAKING AN OFFER: When you find a property that satisfies your needs, it will be time to make a financial offer to purchase the home. Your Results agent will write and present your offer, plus negotiate all of the terms on your behalf. Upon the acceptance of the final contract by both you and the seller, an earnest money deposit will be required within 3 days. This will be held in an escrow account by a title company – a neutral third party to the transaction.
ORDERING INSPECTIONS: Getting mechanical, structural and pest inspections helps ensure that there are no major defects in the home you are buying. Results Real Estate will provide you with a list of names of local property inspectors that can provide the necessary services and will assist you in making these arrangements within the allotted inspection period.
GETTING AN APPRAISAL: If you are financing your purchase, your lender will first order an appraisal of the property to ensure that the price you are paying is in line with that actual value of the home. The Results team will facilitate this process in advance by making sure your offer is in the same general price range as comparable properties in the neighborhood. Following a positive appraisal, a land survey will also be ordered.
SECURING THE TITLE: The title company selected by the seller will conduct a title search on the property to ensure that there are no encumbrances or liens against the property. Following a clean search, it will issue you Title Insurance that absolves you from any past financial issues with your home.
OBTAINING INSURANCE: Your lender will require the name of your insurance agent as well as proof of home owners insurance on the property being purchased. This must be arranged prior to closing. Results Real Estate can help you with this too by providing a list of trusted local insurance brokers that can find you the necessary coverage.
CLOSING THE TRANSACTION: You will receive a HUD-1 Settlement Statement at least 24 hours prior to closing so you can review all of the final settlement costs. You should also conduct a final walk-through of the property to ensure it is in proper condition for sale. Then, a final closing will be scheduled at which time funding of the purchase and transfer of ownership will transpire. Your Results Real Estate representative will attend the closing with you to make sure everything goes smoothly.
